CW staff recommends approval of New To You rezoning request

Council will consider approving rezoning to pave way for 112-unit townhouse development and a rebuilt retail store

FERGUS – A large townhouse development and retail store proposed for the northern end of Fergus is getting a thumbs up on its rezoning request from Centre Wellington staff. 

If approved by council on Monday, this would pave the way for a development at the New to You property at 950-960 St. David St. N. in Fergus. The Groves Hospital Volunteer Association operates New to You as a fundraiser for the hospital and sold a vacant lot behind the existing store to Reid’s Heritage Homes to develop the property.

Proposed are 112 stacked townhouse units and a rebuilt New to You store. Each townhouse is proposed to have four two-bedroom units, be 3.5-storeys in height and built in five clusters behind the new one-storey retail store. 

A public meeting was held on Aug. 31, 2022 where a resident and councillor raised the issue of a potential impact on traffic from residents at this development with suggestions of moving the entrance and exit from St. David Street or adding a traffic light. 

A report noted the Ministry of Transportation would consider approving the access if some conditions are met as this site is within a portion of Highway 6 where it has exclusive jurisdiction over entrance permits and highway improvements. 

Staff find this proposed development is consistent with provincial policy and conforms to local municipal official plans and supports the rezoning request.
