HABITAT FOR HUMANITY GUELPH WELLINGTON

Habitat for Humanity Guelph Wellington (Habitat GW) is continuing to build solutions to affordable housing in the Guelph Wellington area, within their latest build project on Garafraxa St. in Fergus, Ontario. Garafraxa Village in Fergus is part of Habitat GW’s many efforts to provide safe and affordable housing to a growing community.

On this project, and all future projects, Habitat GW is building communities that blend a mix of Habitat and Market units. Ultimately, this approach helps Habitat to build more units and foster more opportunities for Habitat families in need of housing. This approach also helps to ensure more diverse, balanced communities, with opportunities for a wider range of income levels. Specifically, Garafraxa Village will provide 22 units for Habitat families and 10 market units.

At the end of the day, these projects help the community to meet provincial housing targets, building high-quality homes and bridging gaps for a wide range of families looking to move into homeownership.

As they move forward with an ambitious lineup of build projects, Habitat GW is always looking for more local families that are unable to obtain conventional homeownership. Families may qualify for this program if they are living in unsafe, unsuitable, and/or unaffordable conditions. Eligible families must be within the household income threshold (the combined income of all income earners) of $64,500 - $113,000. Eligible families must further demonstrate responsible debt management, adequate funds for closing costs, and no current bankruptcies or consumer proposals.

For Habitat units, Habitat GW employs a two-mortgage model. The first mortgage is provided by a conventional lender at market interest rates. Affordable payments are set out at the beginning of the partnership. The second mortgage is held by Habitat at zero per cent interest for a period of 20 years. Anyone is encouraged to apply who may be looking to get into homeownership, as these projects serve a wide range of income levels and housing situations.

Many families may still be wondering – outside of unit counts, what kind of housing is available in this project? Garafraxa Village offers a mix of two-, three-, and four-bedroom stacked townhome condominiums, and each, is designed to offer spacious and practical layouts. For anyone with accessibility needs, three-bedroom units are also available barrier-free.

On the market side, all units provide great options for the first-time buyer, or someone looking to downsize and age in place.
