Elora condo proposal comes back a little shorter

The building footprint has been widened, leaving the same number of proposed residential units as before

ELORA – A condo proposal for Downtown Elora has been tweaked to be one storey shorter and one building less than when it was last before council and the public. 

The proposed residential building at 19 East Mill St. has seen a complete redesign which now has it at four storeys tall but with a wider building footprint leaving the number of units the same at 18 resident units and ground floor commercial spaces. The third and fourth storeys are stepped back and have a darker colour to improve “pedestrian perception of massing” and changes the look of the building.

The property currently has a house, set for demolition, and an existing stone building to be rehabilitated and have an addition added to be used as a commercial space as part of the development.

A previous plan also proposed a single home be constructed but this has been eliminated from the revised design. 

The number of parking spaces remains similar with 22 residential spots underground below the condo building and 11 surface parking spaces for commercial uses.

A letter by MHBC planners said this redesign is a result of feedback and analysis following a public meeting held in 2023 where the public expressed concern over the height, look, traffic and parking. 

A report going forward at Centre Wellington council on Monday recommends no further public notice is required as the changes result in decreased height and increased parking with the obligation for one public meeting having been fulfilled.

Council will consider this on Monday at a 6 p.m. meeting.
